    Bespoke Garden Rooms in Cambridgeshire & Bedfordshire: The Complete Guide

Done properly it adds usable square footage, increases your home's value, and transforms how you use your outdoor space. Done poorly it's a glorified shed that deteriorates within a few years and adds nothing.

    What Is a Garden Room, Really?

    The term gets used loosely, which causes confusion. A garden room in the proper sense is a fully insulated, permanently habitable structure built to residential construction standards. It has proper foundations, insulated floor, walls and roof, double or triple glazed doors and windows, and fully wired electrics.

    This is categorically different from a summer house, a flat-pack log cabin, or a budget garden office from a home improvement retailer. Those structures are fine for occasional use and dry storage. They're not designed for year-round habitation, they won't hold heat in winter, and they typically look tired within five years.

    A properly built garden room should look as good in ten years as it does on day one. The Sawtry home gym does.

    What Can a Garden Room Be Used For?

    This is where it gets interesting. The most common briefs we receive:

    Home offices are the most requested. Post-pandemic working patterns have made a dedicated, professional workspace separate from the house genuinely valuable - both for productivity and for the growing number of people who need to be on video calls without household noise in the background.

    Home gyms are increasingly popular. The Sawtry project is a perfect example - a fully equipped gym space with triple bifold doors that open the whole front of the structure in summer, timber cladding that sits beautifully in the garden, and enough space to train properly without a monthly gym membership.

    Creative studios - photography, art, music - where natural light, acoustics and separation from the house matter.

    Guest suites, particularly for homeowners with regular visitors who want to offer something more private than a spare bedroom.

    Garden bars and entertainment spaces - fully equipped outdoor rooms that make hosting genuinely special.

    The structure is the same regardless of use. What changes is the internal fit-out, the glazing orientation, and how we position the building within your garden.

    The Sawtry Home Gym - What We Built

    The brief for the Sawtry project was specific: a year-round home gym with maximum natural light, a premium finish, and something that looked considered and intentional in the garden rather than bolted on as an afterthought.

    The solution was a timber clad garden room with three sets of bifold doors across the front elevation - creating a fully open structure in summer and a light-filled, insulated space in winter. The timber cladding was chosen to sit sympathetically with the existing garden and property rather than contrast with it.

    Built to full residential construction standards throughout - proper foundations, fully insulated floor, walls and roof, residential-grade electrics. Not a summer house. Not a log cabin. A properly built room that happens to be in the garden.

    Planning Permission - What You Need to Know

    This is the question we get asked most, and the answer is more straightforward than most people expect.

    The majority of garden rooms fall under permitted development rights, meaning no formal planning application is required. The key rules:

    Single storey structures only. Maximum eaves height of 2.5 metres if the building is within 2 metres of a boundary. Maximum overall height of 3 metres for a flat roof or 4 metres for a dual pitched roof. The total footprint of all outbuildings must not exceed 50% of the land around the original house.

    Garden rooms used as self-contained living accommodation - with a bedroom and bathroom - fall outside permitted development and require planning permission. A home office, gym, studio or entertainment space does not.

    Conservation areas, listed buildings, and properties in National Parks or Areas of Outstanding Natural Beauty have additional restrictions. If your property falls into any of these categories we'll check before any work begins. Oundle, Newnham and Grantchester are examples of areas in our patch where conservation considerations apply.

    We always recommend obtaining a Certificate of Lawful Development even where permitted development clearly applies - it costs relatively little and protects you completely when you come to sell.

    Building Regulations

    Permitted development covers the planning side only. Building regulations are separate and cover structural integrity, fire safety, electrical installation and insulation standards.

    Garden rooms under 15m² are typically exempt from building regulations. Between 15m² and 30m², they're usually still exempt provided they're not used for sleeping and are built a safe distance from boundaries. Anything over 30m² requires building regulations approval regardless of use.

    We build to residential standards on every project - which means our garden rooms exceed building regulations requirements even where approval isn't strictly required.

    What Does a Garden Room Cost in Cambridgeshire and Bedfordshire?

    Cost varies significantly based on size, specification, internal fit-out and groundwork requirements. A basic, well-built garden office at the smaller end of the scale sits at a very different price point to a large, fully equipped home gym with bifold doors and premium cladding.

    What we'd caution against is choosing purely on price. The difference between a properly built garden room and a budget alternative isn't always visible on day one - it becomes apparent over time in how the structure performs in winter, how it holds up to weather, and whether it still looks good in five years.
